06-20 – Balcony Construction. View the replacement of an existing 6′ x 22′ “cantilevered balcony’ with a new extended 10′ x 22′ ‘post and beam’ balcony

Siding removed from pony wall below home’s floor joists.  This small wall is a very important structural component.  All weight at rear of home being transferred to this location.  Inspection and corrections done to framing at this time

New waterproof building paper being installed at pony wall framing
New siding installed at pony wall framing with new metal z bar flashing installed at top to protect new balcony ledger / wall framing connection from moisture intrusion.  Openings at subfloor framing respected to accommodate crawlspace ventilation
New ledger installed and bolted to home framing.  New posts and beam supports added to concrete footings

Installation of new floor joists – all new balcony subfloor framing done with pressure treated structural framing lumber.
Re-enforced framing with metal framing brackets installed to support subfloor locations which require additional strength for balcony railing attachment
Subfloor framing completed

Decay resistant composite subfloor fascia installed. Protective metal fascia flashing installed and slotted to fit over post straps
New counter flashing tucking into existing pan flashing being installed at existing patio door threshold
Wood decay at home framing adjacent to balconies is very common in Newport Crest.  Many balconies were built without a flashing detail to protect this vulnerable framing location which resulted in moisture related framing decay.  Custom flashing fabricated and being installed by ASC crew to mitigate this issue

Custom flashing slotted into place which will prevent water entering vulnerable wall / balcony location framing
Complete flashing, including floor to wall details completed at new balcony perimeter.  These details done properly can help double / triple balcony life expectancy

Older decayed siding removed at rear of dwelling
Water resisting building paper and moistop flashing installed to protect existing wood framing members at rear wall adjacent to new balcony
New ‘ Smart Panel ‘ decay resistant composite siding installed at rear wall of dwelling

Decay resistant ‘ con heart redwood ‘ posts installed to support new railing at balcony perimeter
Rail framing being assembled

Moisture resistant building paper and moistop flashing ( on top ) installed to protect wood components at rail framing
New smart panel siding being installed at balcony railing
Beautiful 45 degree  ( Newport Crest ) siding joint at outside balcony corners

Siding and wood trim installation at railing completed.  Decay resistant composite ( Miratec ) utilized for 1” by 2” trim
One lower cap ( miratec ) and two upper rail caps ( body guard and trex ) installed.  Different materials utilized to give Newport Crest the best looking and most durable balconies possible.
Balcony construction completed.  Vulnerable, difficult to access locations being sealed and protected
