08-17 – Structural Framing Repairs. Garage Headers Repaired / Strengthened with Structural Steel

Decay at garage header and the start of shoring process to accommodate header repair
Garage header sandwiched between balcony on outside and dwelling subfloor on inside. Header replacement would have been an expensive option - dismantling and reconstruction of balcony would have been necessary. Picture shows dwelling subfloor shored and balcony shored to accommodate 2" splice / removal of decay at bottom of header

2" thick steel ' C ' channel being installed to compensate for removal of decayed portion of header

Steel channel installed - slightly above post / trimmer prior to framework being lowered with hydraulic jacks
Steel channel with wood fill screwed into middle section of 'C' to provide backing for door jamb fasteners etc.
Termite decay at post / trimmer and pressure treated framing bogom plate adjacent to garage door. Existing steel hardware ( hold down ) connecting wood framing to concrete foundation at this location. Important detail in California and areas vulnerable to earthquakes.

Decayed post / trimmer replaced and wood epoxy repairs done to framing bottom plate. Additional framing members and blocking installed with new additional framing hardware per engineers direcMon to strengthen this ' busy ' structurally important wall location.

Drywall patch back at garage ceiling aher framing corrections

Interior drywall patch back done
Wood epoxy application as needed to finish garage header repair and installation of garage door jambs
New siding and trim installed adjacent to garage doors - Job Done without balcony removal and related cost !
