Severe decay at cantilevered beam causing upper rear balcony to start collapsing

Temporary 4 by 4 support installed to support balcony, accommodating cantilevered beam replacement

Cantilevered beam removed, exposing additional decay at balcony decking and fascia

New cantilevered beam installed with bituthene wrap on top to prevent future moisture penetration and wood decay

New insulation board and stucco lath installed at location beam was removed

Balcony wood replacement and stucco patch completed

Job painted / completed. Collapsed balcony now level and plumb !
