Roof framing members treated with fungicide and termite chemical. Adhesive being applied on framing members to maximize new sheathing adhesion

Westcoat fibrelath installed as a base for new waterproofing products

Westcoat acrylic waterproofing cement, 2 coats, being applied

Roofing asphalt being applied on top of waterproofing cement

Drywall removed at garage interior to accommodate beam removal

Garage roof joists/rafters being shored and supported to accommodate header removal

Garage door hardware removed from header and header removed

New garage header installed. Framing plates above being removed

Evidence suggests that the framing plates were replaced at this location, perhaps in recent years. Job was poorly done with joints at plates very close without hardware. This has resulted in remaining section which wasn’t replaced, now decayed and a misalignment rupture due to plate joints being too close without hardware support

New framing plates and cripples being installed efficiently with pneumatic nailer

Framing corrections completed. New Simpson framing hardware connecting header to king studs and metal connecting straps at plate joints

Garage door hardware re-attached to header

New framing supports to strengthen garage door hardware attachment to framing

Insulation installed at garage ceiling

Moistop flashing and building paper installation at exterior framing

All homeowner items covered, protected and respected inside garage

Plaster lath installed at exterior framing

Base / scratch coat of plaster being installed

Second / brown coat of plater being installed

Highly skilled ‘artisto’ applying stucco texture to match adjacent

Plaster / stucco done

Interior drywall patch back

Drywall finished to match adjacent & painted

Interior competed

Exterior primed and painted to match adjacent colors. Beautiful repair & upgrade for Vista Monterey!
