Jun 2021 – Balcony Extension – Newport Beach, CA

In addition to header support absence, earthquake hold down hardware present at this problem location just to make life a tad more difficult !

Existing header removed, existing 4 by 4 king post tailored to become trimmer / header support, new lengthened header about to be installed

New header installed
Earthquake hold down which secures first floor framing to second floor framing, modified and extended to accommodate framing corrections. <br /><br />Innovative thinking / corrections by ASC team to minimize big problem potential.
Existing second floor framing above fireplace den with joists running perpendicular to new floor joist install design

Perpendicular joists removed to accommodate installation of new cantilevered joist / beam supports for new balcony
New structural header bolted to existing header above living room slider to accommodate additional load from new extended balcony
Beautiful and very expensive 6” by 10” Free of Heart Center, Select Douglas Fir joist beams at lumber yard en route to job site

Some mechanical assistance making this task a lot easier !
New extended balcony subfloor beams being installed quickly and efficiently with crane assistance
New cantilevered beams being bolted to existing floor joists at living room

New cantilevered beams and 2 by 12 joists installed above fireplace den
New cantilevered members successfully incorporated into existing subfloor at living room and fireplace den
Existing plywood floor sheathing at second floor above fireplace den being fastened to new cantilevered subfloor members

Re-routed wiring and new light fixtures installed and checked for function prior to drywall
ASC fabricated ‘mock up ‘ pieces to assist client selection process of finished products in fireplace den and living room.   Necessary, additional, unsightly structural lumber products converted to cosmetic gems with much thought and cohesive collaboration with homeowners
Sistered headers tailored to accommodate selected carpentry finishes and window coverings

Bituthene wrap and metal flashing installed to protect exterior balcony subfloor
Installation of new trex decking with hidden fastener system
Balcony railing installation

Composite siding installation at new balcony railing
New composite siding installation at rear of unit adjacent to new balcony
Drywall installation at fireplace den

Drywall hanging completed at living room and fireplace den
Crown molding and window cornice trim being installed above living room slider
Crown moldings and cornice trim installed

Baseboard installation at living room
Cohesive collaboration, mock ups and much thought pays off with an unsightly structural beam transformation to a cosmetic gem  at fireplace den slider locations.

Finish painting at exterior
Balcony interior finished.  Beautiful trex transcends / Island Mist flooring in combination with beautiful railing paint colors !
New 25’ by 8’ extended balcony looking strong and proud !  A big thank you to the ASC team of construction superstars who made a challenging  job look simple.  I am honored to be part of this team !
