May 2025 – Framing Repair

Two layers of fire rated drywall being removed adjacent to floor beam at connected townhome
Top framing plates not bearing fully on beam pocket stud and not connecting to adjacent floor beam

Floor beam twisted in beam pocket.  This beam has ‘heart center’ and probable reason for framing movement
Additional studs added to each side of existing beam pocket. Additional blocking added to supplement, strengthen and  stabilize existing / original framing at important structural connections
Framing hardware installed to further strengthen / stabilize framing components

Framing, framing hardware installed at wall bottom plate. Red head anchor installed to strengthen bottom plate connection to concrete foundation stem

Drywall patch back – first layer

First layer completed
Second drywall layer installed. One can see the checks in floor beam, indicating it has heart center is present in this large structural framing component. I expect ‘heart center’ was catalyst for framing  movement.  This checking / cracking runs along the grain on full length of beam
Drywall tape and mud being installed

Drywall mud installed and ready for texture
Drywall textured
Primed and painted – Job Done!
