October 2022 – Balcony & Patio Doors

Rear of unit prior to construction

Pressure treated floor joists supported with joist hangers at ledger and by beam on top of concrete footings
Additional hardware and framing required at rim joist locations where balcony railing posts will be located
Metal straps which will attach railing posts to subfloor

Post attachment straps installed at balcony floor perimeter
Bonderised floor to wall and fascia flashing installed at balcony floor perimeter, securing vulnerable locations from moisture penetration
Metal edge flashing notched to accommodate straps

Trex decking notched to accommodate protruding post attachment brackets. Balcony subfloor composite fascia installed

Electrical conduit removed below window to accommodate new patio doors install
Electrical rough in completed with metal nail stopper plates at each railing support

Waterproof building paper being wrapped on to rail framing
Smart panel siding being cut at 45-degree angle for railing exterior
Exterior railing siding being installed – moistop flashing at top of rail framing

Interior railing siding being installed
Lower rail cap with precision cut out to fit over railing posts
Quality craftsmanship resulting in perfectly aligned corner

Composite lower rail cap being installed
Composite trim, decay resistant treated upper caps (body guard) installed – exterior railing carpentry completed
Interior railing carpentry completed

Siding removed at patio door’s location
Interior view of window prior to replacement with patio doors
Window removed and framing exposed

Existing framing being tailored for new doors
